Are you an AMC?
No. We do not order appraisals, collect appraisal fees, or review reports. We sell marketing membership for licensed appraisers who want more private work.
What do you actually pitch?
We will show you how to get more private work — estate, divorce, tax appeal, and pre-listing, where the client pays you direct. The free newsletter teaches the playbook. Paid tiers help you execute: Google Business Profile (Google Maps / local listing) posts, a hosted local site, and on Edge a monthly improvement plan.
What are the membership tiers?
Newsletter ($0): weekly email on Google reviews, Google Business Profile basics, and making a site people can find. You learn; we do not write posts for you.
Posts ($19/mo or $228/yr): twice a week we email copy for your Google Business Profile; you paste and publish. No setup fee.
Site ($49/mo or $588/yr): Posts plus a hosted local website we manage. One member per county. $99 setup on monthly, waived annually.
Edge ($99/mo or $1,188/yr): Site plus a monthly competitor look and a written plan. Same setup rule as Site.What is a Google Business Profile — and what does Posts do with it?
Google Business Profile is Google’s free listing for local businesses — what people see on Google Maps and in local search. Posts membership emails you short updates twice a week. You copy the text into that listing and publish. No new login. We do not take over your Google account.
What’s the $99 setup fee?
Site and Edge monthly plans include a one-time $99 setup for your hosted website. Pay annually and setup is waived. Posts has no setup fee.
Can I cancel anytime?
Yes. Monthly subscriptions cancel anytime per our Terms. Annual plans are prepaid for the year.
What does “one member per county” mean?
Site and Edge include geographic exclusivity: one Site or Edge member per county. Confirm availability when you subscribe. Newsletter and Posts are not exclusive.
Is there a login or portal?
Not for Posts — copy is emailed; you paste it into your Google Business Profile. Site hosting is managed by us. You do not babysit a website builder.
Does private work use UAD 3.6?
Estate, divorce, tax appeal, and pre-listing do not use UAD 3.6. Mortgage / GSE lender files via UCDP are on the UAD 3.6 path around November 2, 2026. Confirm current GSE guidance for lender work.
Are you telling me to ignore UAD 3.6?
No. If you do lender work, stay compliant. Private work is a parallel book — the hedge — not a substitute for lender prep.
What’s the Dave Lister story?

Will you guarantee appraisal orders?
No. We help you show up for local private-work demand. No volume guarantees.
